Notice of Public Meeting of the Planning Committee

Subject Property: 3253, 3263, 3269, 3275, 3287, 3307, 3311, 3313 and 3323 Homestead Drive

In accordance with the provisions of the Planning Act, this letter is to advise that complete applications have been received by Hamilton’s Planning and Economic Development Department for Draft Plan of Subdivision and Draft Plan of Condominium for Lands Located at 3253, 3263, 3269, 3275, 3287, 3307, 3311, 3313 and 3323 Homestead Drive (please see attached Location Map and Draft Plans).

Purpose and Effect of Application:

Draft Plan of Subdivision (File No. 25T-202007)

The proposed Draft Plan of Subdivision consists of one development block. The development block will consist of 164 street townhouse dwellings.

Draft Plan of Common-Element Condominium (File No. 25CDM-202011)

The proposed Draft Plan of Common-Element Condominium will consist of the following common elements: a private road network, sidewalks, landscaping, outdoor amenity

areas, stormwater management pond, centralized mailboxes and visitor parking areas in favour of 67 street townhouse dwellings. A second phase for 97 street townhouse dwelling units is also planned to occur in the future.

Public Input:

The Planning Committee will consider this application at a Public Meeting at the above noted time and location. You are invited to attend at that time to present your views regarding the proposal. You may also submit written comments to the Legislative Coordinator, Planning Committee, City of Hamilton, 71 Main Street West, 1st Floor, Hamilton, Ontario, L8P 4Y5. Comments must be received by noon Monday, April 19, 2021. Any written comments received after the deadline will be included on the Wednesday, April 28, 2021 Council agenda.

You may also submit a pre-recorded video with your comments. Please see the attached information sheet for instructions.

Oral submissions may also be given by pre-registering with the Clerk’s office. Please see the attached information sheet on how to pre-register.

Please note that the owner of any land that contains seven or more residential units must post the notice in a location that is visible to all residents.

If you wish to be notified of the decision of the City of Hamilton with respect to the proposed Draft Plan of Subdivision, you must make a written request to the Director of Planning, Planning and Economic Development Department, 71 Main Street West, 5th Floor, Hamilton, Ontario, L8P 4Y5.

Appeals: In accordance with the provisions of the Planning Act,

Subdivision Application

i. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the City of Hamilton in respect of the proposed Draft Plan of Subdivision before the approval authority gives or refuses to give approval to the Draft Plan of Subdivision, the person or public body is not entitled to appeal the decision of the City of Hamilton to the Local Planning Appeal Tribunal (LPAT).

ii. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the City of Hamilton in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the

draft plan of subdivision, the person or public body may not be added as a party to the

hearing of an appeal before the Local Planning Appeal Tribunal (LPAT) unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

Collection of Information

Information respecting these applications is being collected under the authority of the Planning Act. All comments and opinions submitted to the City of Hamilton on this matter, including the name, address and contact information of persons submitting comments and/or opinions, will become part of the public record and will be made available to the Applicant and the general public and will appear on the City’s website unless you expressly request within your communication that City remove your personal information.

If you wish to be notified of the decision of the City of Hamilton in respect of the proposed Draft Plan of Subdivision, you must make a written request to the Director of Growth Planning, Growth Management Division, Planning and Economic Development Department, 71 Main Street West, 6th Floor, Hamilton, ON, L8P 4Y5.
